Does it cost anything to use a mortgage broker?

In most cases, no. Brokers are typically paid a commission by the lender once your loan settles, not by you directly. This gets confirmed upfront and in writing before you proceed with anything, so there are no surprises.

How long does a home loan application take?

Pre-approval can often be arranged within a few business days once your documents are in order. Full, unconditional approval typically takes longer and depends on the lender, the specific property, and how complete your paperwork is from the outset.

What documents do I need to apply?

Generally: recent payslips or tax returns, a few months of bank statements, photo identification, and details of any existing debts, savings or other assets. The exact list depends on your employment type and the lender.

Can a broker really get me a better deal than my own bank?

A broker compares your situation against products from more than 30 different lenders rather than just one bank's own range. That comparison often surfaces options — on rate, fees or features like offset accounts — that your existing bank simply won't offer you directly, because it can only ever sell you its own products.

What credit score do I need for a home loan?

There's no single fixed number that guarantees approval — different lenders weigh credit history differently. Part of my job is understanding which lenders' credit policies tend to suit your specific circumstances, rather than applying to one bank and hoping for the best.

Do I need a deposit to buy my first home?

Most lenders prefer at least a 5–20% deposit, though the exact requirement varies by lender and loan type. Queensland government grants and concessions can also reduce the effective cash you need upfront — see the First Home Buyers page for details.
